Rental Process

Processing an application normally takes between 2-3 days. Providing proof of income, current and previous landlord information, and photo identification helps to speed up the process.

Once the application has been approved, you have 24 hours in which to submit certified funds or money orders for your reservation deposit. The property is taken off the market for you and these funds are non-refundable.

The utilities must be in your name on the first day of occupancy. Your leasing specialist will advise you of the utility companies that service your property. Their telephone numbers and email addresses, if available, can be found in area links. Most utility companies require a signed lease to connect utilities.

Keys will be released on the first (1st) day of occupancy as stated in the lease agreement. Request for keys earlier must be accompanied with addition prorated rent and must be approved in advance by Homemart Realty Group, Inc. You will be required to pay a $75.00 re-keying fee. This guarantees you that we have re-keyed the locks and that previous residents, their friends, or neighbors do not have keys to the property.

On the day of move in, you will perform the move in survey with the leasing specialist. At that time, pictures will be taken of the interior and exterior of the property. Both the move in survey and the pictures will be maintained in your file. The purpose of the move in survey is to document the condition of the property. Anything that can be considered as damage prior to your move in will be listed on this form. This is designed to protect you and the owner. This same form is used to do the move out survey. Homemart Realty Group, Inc. has no financial interest in your security deposit, and obeys all laws governing your deposit.

Your first month's rent will need to be in certified funds or money orders. If you move in prior to the 19th of the month, we will collect prorated rent for that month. If you move in on the 20th of the month, you will pay prorated rent for that month and the following months’ rent. Your lease agreement will be signed prior to the day you move in. If you would like a copy of the lease agreement prior to you move in day, it can be mailed, faxed or emailed for your review. We strongly recommend that you read this document carefully.

Rent Payment Policies

For your convenience, rent may be paid in person, or by utilizing the drop slot in the front door of our office. At no charge to you, direct payment from your account is also available.

E checks, credit and debit card payments can be made through the online Resident Services portal of this website.

Cash is never accepted for the payment of rent.
